About Tierra Grande

Tierra Grande is an existing platted and approved subdivision, located in the Rio Grande Valley of central New Mexico.  It is 35 miles south of Albuquerque and a few miles south of Belen, New Mexico.  The property is composed of over 1,900 lots ranging in size from 5 acres to 40+ acres with the land divided between Valenica and Socorro Counties.  The topography within the community is generally flat to rolling valley lands at an elevation of approximately 5,000 feet.  The land is situated just east of Interstate 25 and the Rio Grande River and located at the base of the Manzano Mountains that tower over the valley to the east and south of the property.

Tierra Grande is easily accessible from multiple approaches including Interstate 25, New Mexico Highway 47 and U.S. Highway 60 (that goes through the southern portion of the land).  All of the roads within the development are recorded roads that provide legal access from the County and State Highways.  The development roads are very nice native material roads.

History

Tierra Grande was part of a 300,000 acre land grant that was acquired by the Horizon Corporation in 1972.  Horizon was one of the largest land developers in the Southwest and was the original developer of Fountain Hills in Arizona.  Horizon platted and engineered Tierra Grande into 5, 10, 20 and 40-acre ranchettes.  They also recorded protective Covenants, Conditions and Restrictions to protect the owners of lots/parcels within Tierra Grande.  Lots are a minimum of 5 acres, have dedicated roadways/easements and are protected by an architectural review committee which mandates site-built homes of a minimum of 2,000 square feet and no mobile homes allowed.  Please visit www.tierragrande.org for more information on the Tierra Grande Improvement Association.

The Tierra Grande subdivision was originally 60,000 acres, with 35,000 acres having been sold to individual owner/investors over time.  The remaining 25,000 acres is grandfathered into the subdivision with an existing plat.  This subdivision and plat adds tremendous value to Tierra Grande as it would be almost inconceivable and cost prohibitive to plat and engineer 60,000 acres today.

Tierra Grande Subdivision

The Tierra Grande Subdivision is composed of 25 Units as shown in the map below.  Each Unit is platted with a combination of 5, 10, 20 and 40+ acre lots.  The lots in “white” have been previously sold as discussed.  The lots in “grey” or “red” are lots available for sale.  Capital Fund 3 purchased Units 3, 9, 10, 11, 12, 16, 19 as numbered and shown below in “red.”  Please note the highways in “blue” and the railway crossing  the property.
